§ 16.32.020. Subdivisions that will provide multiple spaces for recreational camping vehicles or mobile/manufactured homes.

  • A.

    Recreational camping vehicles. Developments which are subject to subdivision review because they will provide two or more spaces for recreational camping vehicles will be reviewed under Section 16.32.060, recreational vehicle park standards, below. For purposes of these regulations the term "recreational camping vehicle" means a vehicular type unit primarily designed as temporary living quarters for recreational, camping, or travel use that either has its own motor power or is mounted on or drawn by another vehicle. The term includes but is not limited to travel trailers, camping trailers, truck campers, and motor homes.

    B.

    Mobile/manufactured homes. Developments which are subject to subdivision review because they will provide two or more spaces for mobile homes will be reviewed under section 16.32.050, mobile/manufactured home park standards, below. For purposes of these regulations the term "mobile home" means a detached residential dwelling unit, which may consist of two or more sections, fabricated at a factory and designed to be towed on its own chassis to a building site for occupation as a dwelling with or without a permanent foundation. The term includes, but is not limited to, "trailer homes," "house trailers," and "manufactured homes" whether or not the unit has been constructed after July 1, 1976, in conformance with Federal Manufactured Home Construction and Safety Standards. The term does not include "modular" or "factory-built buildings" that are fabricated at a factory in accordance with the Uniform Building Code Standards applicable to site-built homes, and are transported to the site for final assembly on a permanent foundation.

    C.

    Subdivisions for lease or rent, generally.

    1.

    Land subdivision created by rent or lease will be reviewed under the procedures described in Chapter 16.20, major subdivisions, or Chapter 16.16, minor subdivisions, as may be appropriate, except that the subdivider shall submit an unsurveyed final plan drawn to scale, rather than a final plat, following the final plat procedure in Chapter 16.12.

    Land subdivisions created by rent or lease are subject to the applicable design and improvement standards contained in Chapter 16.28, Design and Improvement Standards.
